In between Apartment Floors

A very interesting thought usually when purchasing an apartment in Goa is which floor you want your dwelling to be. Top of the world view or close to the ground easy access or a simple in between choice with a mix of both.

Living on the top floor has numerous advantages such as lesser pests invading the home, cleaner air, brilliant view and possibly even a penthouse duplex. But there are definitely things one should consider while purchasing an apartment at such a height like the elevator going out of commission for a brief period.

An apartment at the lower floors of course is less thrilling to live down there as compared to the top floors so it makes for a suitable choice for the faint of heart. You could use the staircase as a means of daily exercise to keep shape. But there are also some troublesome aspects to owning a home in the lower floors as you are easily victim to any noise pollution that may disturb the neighborhood. 

Buying your new flat is a big decision so an informed choice taking into account such factors is very important.

Landscaping on a Budget

Got a home garden and want to do some Landscaping? Sounds great but the minute you think about all the decisions and costs involved you start feeling overwhelmed. Here are some simple budget landscaping tips to give your home a vibrant look.

If you have a small garden space (or even a big one) painting a vibrant color like lavender blue or crimson red to everything that can be painted helps give a very invigorating feel and adds a nice punch to your Garden.  Suggested items that can be painted include the pots, garden furniture, fences or even the door. If your garden space is that which is located on the balcony of your apartment, the tip still stands with the vibrant colored pots and doors.  It is advisable to go for oil based or latex based paints or any exterior grade paints. If you want to paint metal, rust resistant paint is your best bet.

Fabrics
No mistake, fabric actually works for outdoors. Weather is it, rains and mildew?
In-expensive fabric such as recycle sheets, old bed sheets etc, works for outdoor usage. Having a slipcover over your old furniture in the garden brings the place back to life. The more creative you are with the fabric designs you choose; the more appealing the end result is. If the wet weather soaks up the material, the sun will simply dry it up.
Although these fabrics will not really last very long, you will always have new-old fabrics that will come for use at the end for a fresh new look all over again.

Concrete paints are a pretty new product in the market and is useful in bringing to life a boring grey, cracked concrete block.  Add some nice concrete bricks and build your own little ledge. Next step, splash the paint on it to bring the place to life. If you have a concrete slab you could consider making a nice chessboard by painting it. So be a little creative and add concrete blocks around your space while painting them green.
Painting concrete is just about as easy as painting a wall. First wash down the surface with diluted muratic acid, and use a stiff brush to remove all traces of dirt and grime.
Paint and allow drying thoroughly for a day or two, then sealing with an oil-based sealer.

Dig a nice flower bed, especially at a curve near the drive way or at the edge of the walkway. It gives a nice look towards the besides, you’ll not only beautify your home but improve its value as well.

Buying Vs Renting an Apartment

Buying a Home is especially if it’s your first home is quite an important decision in any person’s life. The reason is simple; it’s the huge financial decision that you are gearing up to make and the subsequent cut backs you will have to endure for it. While you contemplate this, the inevitable debate in your mind is whether you should buy a home or simply rent out for the time frame as the rent seems viable an option. But Renting is also a huge investment decision, one which you do not realize in the short term but in the long term.
So before you decide to go for the cheaper alternative, here are some things you should consider before decide to go all out for any decision.
Finances: Obviously the first point since it’s why we are in this discussion at the first place. Are you ready to spend a huge chunk of your finances on buying a house? You need to make a down payment to the builder or discuss with your bank if you are considering a loan. That’s right; banks offer you EMI options so as to repay the bank what you took on loan in easy installments over the years. Rental schemes are pretty much the same formula where you pay to stay on a monthly basis, should you fail to pay your dues, you are asked to vacate. Not to mention the sum of funds you would have to pay as deposit and brokerage would be quite a bite out of your immediate funds.


Time Period: You plan to stay at a place for a short time then obviously it’s not a smart idea to buy a home there. Common sense! But many people, especially from Goa, Stay abroad and return either for vacations or retirement.  So a decision over here is about personal choices and then the financial point of view.


Future:
While staying in a rented home, the rental price is expected to rise if not in a year then at least every 2 years. Market rates assure you that money value tomorrow is lesser than what it is today, so the rent you pay at the start of your stay is bound to fluctuate. In such a case EMI holds a better prospect. EMI is calculated at the start of the Loan tenure and the value does not fluctuate with every passing year (unless you choose a flexi rate). So as the years pass by, you pay the same amount (or technically lesser considering the future value of money) where you started from.

Taxes: As long as you are paying for a residence, you have a tax reprieves and deductions in your favor, be it rent or mortgage interests. You should calculate what suits you best.
